Design Development Pricing

General Contractor Estimates 

At some point in the project, a General Contractor will provide an estimate to establish the project budget. Early in the design process, this is likely just high-level unit pricing. As the design progresses, Subcontractor feedback and market rate pricing start to populate the estimate. Understanding all the line items and tracking that all the construction costs have been accounted for is a big task. Estimates come in all forms. No matter how the estimate is being presented, understanding what was included is critical to a successful project and managing the client's expectations. We can digest those estimates and provide real world market rate feedback. This will help understand how the General Contractor is staffing the project, the means and methods included in the estimate, and which subcontractors and suppliers they plan on utilizing. All these items significantly impact the budget and your project's success. 

We track value engineering decisions and make sure they are incorporated into the Contract Documents. These design decisions affect the Contract Clarifications and the Contract Budget. We have never received an estimate that included everything in the plans and specifications. That is just the nature of the process. We utilize our construction experience to ensure every little detail has been accounted for and any change or expectations are represented in the Contract Documents.
