We leverage our Construction Experience to help manage the construction budget. Understanding construction costing allows us to provide our clients with immediate ROM estimates to allow for quick decision making. Sometimes waiting for feedback from General Contractors only creates schedule delays, which have costs. We review Change Orders and compare them against market rate pricing, approved hourly rates, master schedule, plans, and specs and provide feedback on whether it is an Owner cost or a General Contractor Cost.
No design is 100% complete when construction starts. There are just too many details to manage and not enough time or money to resolve every issue in the design process. If RFI's are submitted, or details need to be coordinated, we are there to solve problems. With our connection to Subcontractors, Consultants, and our extensive Construction Backgrounds, we can resolve any issue quickly and efficiently. Problem solving includes thinking outside the box. Sometimes that includes finding the right subcontractor to get the job done for the best price.
Pay Applications happen every month, and with so many Subcontractors and Suppliers, it is a process to ensure the Schedule of Values, lien releases, stored materials, percentage completion, and retention is tracking with the project completion. We review the pay applications and provide immediate feedback to the Owner and/or General Contractor.
We attend OAC meetings with the Owner, Architect, and General Contractor. At these meetings, the project team reviews the schedule, design issues, Subcontractor status, change orders, RFI's, Submittals, and any other project needs. We manage the meeting minutes, so we have a clear history of what was said and who is responsible for action items. Holding every team member accountable for their role in the project is crucial for success.
Nothing speaks louder than pictures when disputing schedule progress, change orders, or cleanliness. We document every project with a 360 degree camera and make that footage available to our clients. This gives us the ability to walk through the job site and not miss a critical picture that could help to tell the story or document the actual progress of a project or potential issues.
Schedules need to be tracked, and what gets tracked gets managed. We specialize in tracking schedules and minimizing the impact of actual or potential delay claims. With our construction backgrounds, we can connect the dots between excusable and non-excusable delays. Reviewing Subcontractor manpower is a key indicator of the success of a schedule. We keep our clients informed and the Contractor honest, ensuring that schedule predecessors and successors have the right logic. We constantly look for ways to mitigate any potential delays and focus our attention on the critical path.
The Contract is written for a reason. It is a guideline for how the project should be managed. It's also about managing expectations, and the process written out in the Contract doesn't always get executed. We strictly adhere to contract verbiage and provide feedback to the Owner and the General Contractor when contracts are not being followed. These contractual requirements include managing the Contract Clarifications, the requirements for Notice of Claim, Jobsite Cleanliness, Scheduling, and Recovery Schedules.
The key to a good General Contractor is experience. The project team needs to have that experience, not just the General Contracting Company. Learning from mistakes and applying those lessons learned to the next job is how a new project benefits on an individual level. When things go wrong, they can go really wrong. The schedule starts slipping, and the change orders start coming in. We have seen it all and have strong opinions on navigating through these waters. This stage comes after failure to follow the Contract (Contract Adherence, see above). It takes a construction expert to understand how the project is failing, the next steps, and potential impacts. A clean job site sends a message. It tells everyone that the General Contractor is organized. It sets the stage for Subcontractors to work efficiently and keeps the schedule on track. A dirty job site can not only create a Safety Hazard but also is a requirement for General Liability Insurance. Safety is also a concern. An unsafe job site can get negative attention, be shut down, and, most importantly, people can get seriously injured or even die. We draw on our construction experience to help identify potential safety violations to our Clients and General Contractors. We try to solve those problems before they become serious problems.
