We help with everything from Easement Agreements, Consultant Proposals, Architectural Contracts to the General Contractor Contract. We are not providing legal advice, but we have real world feedback to provide that can help solve problems before they become problems.
General Contractor Contract
Whether this is a Lump Sum or GMP type contract, we can help. We review the schedule for conformance with the Contract and the Contract for conformance with the schedule. We track the Clarifications document and ensure it meets our client's expectations. Words can have big savings in a contract, or the lack of words can have big cost impacts during construction. This is the time to pay attention to details. We rely on our experience in Construction Management to provide feedback on what is in the best interest of our clients. That could be anything from how we handle force majeure to the right verbiage to manage the Contractor Contingency.
During the Construction Management phase, we use this contract as our guide. Schedule management, Notice Claims, Recovery Schedules, Document Control, and Contractor expectations are all laid out in the Contract. We understand the AIA agreements and use that knowledge to keep the General Contractor in line with the contract. Let us help in the Contract process for your project.
Architect Contracts
It is really easy to execute an Architectural Proposal and get the project started, but does that proposal give you the most protection for your company? Do you own the plans you paid for, or does the Architect? Who is responsible for coordinating information between disciplines? These questions need to be asked and answered in the agreement between you and the Architect. We can help make sure that these crucial contractual requirements don't become the main focus of a General Contractor's Change Order during construction.
Consultant Agreements
There are a lot of different consultants out there, and they each have created their own form with their scope of work. We can help sort through all those variables and give you easily digestible feedback to help get that proposal executed quickly.
Easement Agreements
Not every project needs easements, but when you do, a construction expert can help gather the information required to execute those agreements. We ensure that easements are not on the critical path and that any costs associated with or without an easement agreement are accounted for. Let us help your project be successful and not impacted during the permitting process or financially.
